High Pressure Jet Flushing Singapore
High Pressure Jet Flushing in Singapore
Some chokes do not need clearing. They need cleaning. If the same drain blocks every few weeks, the problem is not a plug sitting in the pipe. It is a coating built up on the pipe wall, and no cable or auger will remove it. High pressure jet flushing is the only method that strips a pipe back to its full bore.
WhatsApp us on +65 9199 0308 and tell us how often it has blocked. That answer usually tells us the method before we arrive.
What jet flushing actually does
A high pressure pump drives water through a hose to a nozzle with two sets of jets. The forward jet opens the blockage. The rear-facing jets do two things at once: they propel the hose down the line, and they scour the pipe wall. The real cleaning happens on the way back, as the hose is drawn slowly through the pipe and the rear jets strip the wall along the entire run.
That is the difference that matters. A drain snake bores a channel through a blockage and leaves the wall coating exactly where it was. Water comes through, everyone declares it fixed, and the pipe chokes again once the channel closes. Jetting removes the material instead of making a hole in it.
When jet flushing is the right method
- Recurring chokes. If a drain has blocked more than twice in a few months, the cause was never removed. This is the clearest signal you need jetting rather than another clearing.
- Grease-lined kitchen waste pipes. Congealed cooking oil is a wall coating. It is jetting’s home ground.
- Commercial kitchens and F&B premises. See the section below on PUB requirements, because this is a legal obligation and not a sales pitch.
- Silt, sand, sludge and soap scale. Fine material a cutter head cannot grip simply slumps back after a cable passes through it.
- Main drain lines and inspection chamber runs in landed properties and commercial premises.
- Preventive maintenance. Scheduled flushing on a known problem line costs less than an emergency call-out during service hours.
- After a machine clearing, to restore the pipe to full bore rather than leaving it at partial flow.
When it is the wrong method, and we will tell you so
- A solid object in the line. A toy, a phone, a cloth. Water flows around a solid object and can wedge it tighter. This needs a cable machine with a retrieving head.
- A structurally compromised pipe. Severely corroded cast iron, deteriorated galvanised branches, cracked joints. In heavily scaled cast iron the scale can be doing structural work, and stripping it exposes perforations. Jetting a pipe in this condition can turn a blockage into a leak.
- A collapsed pipe or a broken joint. Jetting will reveal the defect. It will not repair it, and it can enlarge it.
- Where the flush water has nowhere to go. Jetting introduces water into the line. Without a downstream route or a drain to receive the return flow, you flood the room or the unit below.
- A straightforward one-off toilet blockage. A closet auger is faster and cheaper. We are not going to bring a jetting machine to a job that needs a hand tool.
Where a pipe’s age or condition is unknown, we inspect before we jet. Skipping that step is how jetting damages pipes, and it is the single most common reason it gets a bad name.
Commercial kitchens: PUB requires 6-monthly jet flushing
If you run a restaurant, coffee shop, hawker stall, central kitchen or any premises handling food, this is a compliance matter rather than a maintenance choice.
PUB’s grease trap requirements set out a maintenance schedule for F&B premises. Alongside grease trap cleaning by a licensed waste collector at least once a fortnight, PUB requires flushing of the sewerage system every six months, specifically to eliminate blockages and encrusted grease accumulation. A CCTV inspection is required every five years, as is a visual inspection of inspection chambers and the grease trap by a licensed plumber.
Two things follow from that. Six-monthly jet flushing of your culinary drain line is something you are expected to be doing already. And a blocked kitchen drain during service is not just lost covers for the evening: trade effluent discharged into the public sewer has limits, including 100 mg/l for non-hydrocarbon grease and oil, and a drain line that has never been flushed is not helping you meet them.
We handle scheduled flushing for F&B premises on a six-monthly cycle so it is booked in rather than remembered. Talk to us about a maintenance schedule.
Jet flushing in HDB flats and condominiums
Worth being straight about this, because some of what gets advertised is not achievable in a flat.
Truck-mounted jetting units, which are what commercial jetting normally means in Singapore, cannot service a unit on the twelfth floor. There is no vehicle access, no hose length that helps, and no drainage route. Internal work in an HDB flat or condo is done with a portable electric jetter, which is well matched to a kitchen waste run or a floor trap branch, and is not the right machine for a 100mm common stack.
Two further points we would rather you heard from us than found out afterwards. Flush water has to be contained, so there needs to be a wet area or floor trap to receive the return flow. And jetting into a common stack from inside your flat risks pushing material onto the units below, quite apart from the fact that the main sanitary stack is Town Council responsibility rather than yours.
Which brings up the most useful diagnostic question you can answer before calling anyone: is it just your flat, or is it the neighbours too? A single fixture backing up in one unit is the flat owner’s responsibility, and that is our job. Waste rising from your floor trap when a neighbour flushes, or several units in the stack backing up at once, is a common stack problem and should go to your Town Council or MCST. We will tell you if that is what we find, rather than charging you for a job that is not yours to pay for.
When a camera inspection is worth it
We recommend a CCTV drain inspection when the same line has choked three times, when a cable machine stalls at the same distance every attempt, which usually indicates an offset joint or a collapse, when a foul smell persists after a successful clearing, or before jetting a pipe whose age and condition are unknown.
It is worth knowing that sewer pipeline CCTV inspection in Singapore is regulated. Since January 2013, only PUB-registered contractors may carry out CCTV inspection of sewer pipelines, and reports must be submitted to PUB. If a contractor offers you an unregistered sewer CCTV survey, that is a reason to ask questions.
How we decide which method your drain needs
| Blocked toilet, paper or wipes | Manual clearing with a closet auger |
| Object dropped down the drain | Cable machine with a retrieving head. Never jetting |
| Kitchen sink slow, plug in the trap | Open and clean the trap by hand |
| Kitchen sink blocked again within weeks | Jet flushing. The pipe wall is coated |
| Floor trap silted with hair and sand | Manual first, machine if it persists |
| Compacted debris deeper in a 100mm branch | Machine clearing |
| Commercial kitchen drain line | Jet flushing, on a 6-monthly PUB schedule |
| Main drain line or inspection chamber run | Jet flushing, CCTV first if the pipe is old |
| Several units in the stack backing up | Town Council or MCST, not a private plumber |
| Third recurrence of the same choke | CCTV inspection first, then decide |
Do I need a licensed plumber to clear a choke?
No, and we would rather tell you that than let you assume otherwise. PUB lists clearing blockages in floor traps, water closets and sanitary appliances, and flushing discharge pipes, drain lines, inspection chambers and grease traps, among the simple plumbing works that do not require a PUB Licensed Plumber.
Where the requirement does apply is the moment a job stops being a clearing and becomes an alteration: replacing or relocating sanitary pipework, installing a toilet bowl, or any work on the water supply system. Since 1 April 2018 it has been an offence to engage a plumber who is not licensed by PUB for that regulated work, and the liability sits with whoever does the hiring. If your choke turns out to need pipework replaced, that part of the job is done by a licensed plumber.
