Water tracks into walls, under floor tiles and through ceilings long before anyone notices a wet patch, and in an HDB flat or condo it often becomes a dispute with the unit above or below as well as a repair bill. The warning signs are usually a water bill that has climbed with no change in usage, damp patches or bubbling paint, the sound of running water when every tap is closed, or a musty smell in a room that should not have one. There is one test worth doing yourself before you call anyone: turn off every tap and appliance, then look at your PUB meter. If the dial is still moving, water is going somewhere it should not. We locate the leak first and repair it second, because a plumber who hacks before he knows where the leak is, is guessing with your walls.

Common Pipe Water Leaking Problems

These are the leaks you can see: pipework under sinks, behind toilets, along walls or inside service ducts. The cause is usually a corroded section of pipe, a joint that has failed, or a fitting that has worked loose over time. Because the pipe is reachable, these are generally repaired in the same visit, either by resealing the joint or replacing the affected section. If we find the surrounding pipework is close to failing too, we will tell you and give you the cost of doing it now against the cost of a second call-out later.

These are the ones that need proper detection: pipework buried in walls, under floors or above ceilings. We use pressure testing, acoustic detection and thermal imaging to pinpoint the leak before any hacking begins. This matters more than it sounds. Every exploratory hole in the wrong place is a reinstatement bill on top of the leak repair, so we do not open anything until we know where the water is coming from. Concealed leaks are quoted after detection, because the cost genuinely depends on where the leak turns out to be, and you get that figure before we start.

Common in HDB flats and condominiums, and it is rarely your own pipework at fault. The usual causes are failed waterproofing or a leaking pipe in the unit above. Where the cause is normal wear and tear in an HDB flat, HDB's Goodwill Repair Assistance scheme covers 50% of the repair cost, with the upper and lower households paying 25% each, and both parties need to agree before HDB appoints a contractor. We inspect, identify the cause properly and give you a written report you can actually use with your neighbour, HDB or your MCST.
